2021 Year-End Financial Summary and Life Updates

Wow, we’re at the end of 2021 already! Here is my year-end financial summary. I’m doing these financial updates twice a year now (semiannually) to keep track of my progress.

This is the year we finally became millionaires (read that post here). After over 5 years of hard work and tracking that goal, we eclipsed the elusive million mark. People say your life won’t really feel that different after you hit a million, but there is one big difference for me. After 13 years of doing government work (which I don’t particularly enjoy), I finally feel like I can support my family without this job. Earlier this year, I transitioned to 80% part-time (4 days/week). This month, I transitioned to 60% part-time (3 days/week). My plan is to transition to 40% (2 days/week) in a few months and hopefully resign sometime in 2022. I’m also considering keeping the job at 40% to keep the government benefits. Decisions, decisions.

I finally feel like I could make my side hustle (realtor) my main hustle. I sold over $15M in real estate in 2021. I really enjoy practicing real estate, and I can see myself “retiring” into real estate. It’s so much more fulfilling and rewarding, and I feel like I am providing value to other people while making my living.

I finally finished the UVA CFP program. I completed all 7 courses, including the Capstone. I learned a lot, but I don’t see myself working as a financial planner anytime soon. Real estate has been keeping me far too busy to try to start another career right now.

One thing I want to work on in 2022 is just being able to slow down a little. I feel like all my blog posts are rushed, and I don’t have time to think about what I’m writing. I feel pulled in so many directions sometimes (work, kids, work, kids), so I need to figure out a way to control that a little better. I’ll have to end this one here.

Here’s a quick financial summary:

Our net worth grew $378k this year, mainly from having a great year in real estate ($15M+ in sales) and our real estate increasing in value (2 SFHs).

Assets: $1,798,270
Liabilities: $573,589
Net worth: $1,224,681 (Y/Y increase of $378,075)

Real estate holdings (2 single-family properties) now worth about $1,325,000, with mortgages of $213k (15-yr@2.0%) and $360k (30-yr@2.625%).
Investments (mostly retirement accounts) are $461,147.
Cash on hand is currently $12,123.
